The property is approached over a private means of access controlled and owned by Blaencediw Farm. Prospective purchasers are requested to make their own enquiries in respect to the structural integrity of the culverted bridge at point X on the plan. We are aware of a large red fir tree which appears to be leaning dangerously and may have serious potential issues to the integrity of the bridge which it is located next too.

PLANNING

Prospective purchasers to make their own enquiries in respect to the current position on the regulation of planning at the farm. We are informed by the current owner that the annexed accommodation [extension] to the farmhouse was constructed without the benefit of planning consent. We are informed by the current owner that several of the farm buildings on the farm have been constructed without the benefit of planning consent.
Prospective purchasers will need to contact the Planning Department at Carmarthen County Council [01267 234567] and make their own enquiries on any planning issues at the farm. We are informed that retrospective planning consent may need to be lodged with CCC to formalise the position over defective planning on the farm house and the farm buildings. RETROSPECTIVE PLANNING PERMISSION

We understand there is no mains water on the farm.

FUTURE MILKING

In respect to future dairy operations, prospective purchasers are invited to discuss the current access arrangements with their proposed milk buyers as the previous haulage company picking up milk has refused to cross the existing culvert due to health and safety issues.

FARM BUSINESS TENANCY

Prospective purchasers are to make their own enquiries in respect to the FBT agreement on the farm which runs for a two-year fixed term from 29th March 2017 to the 29th March 2019. The confirmed consideration is £12,790 per annum (£100 per Acre) for all the farmland. The woodland is excluded from the terms of the FBT.
